What a great combination of holiday home, financial asset, and rental income! Our clients have made a total success of this venture and it’s been a pleasure to be their guidance and support.
After a couple of years of design, decisions, research, judgement, and problem solving, our clients have a smart elegant villa that is easily the best looking villa of its style in the neighbourhood.
The spaces are beautifully proportioned and include a seamless inside / outside space. A glass wall disappears entirely, opening up a seamless space between the kitchen / dining area and the shaded outside terrace in front of the views. Our clients chose the same floor tiles for the ground floor inside the outside terrace and even the pool itself making one space.
There is a double height ceiling over the living room area, and enormous picture windows overlooking the pool and the Mediterranean, that bathe the living room in natural light.
The living room features a natural fireplace and television.
It’s a 6 bedroom villa, with all bedrooms en-suite, plus a study, rooftop solarium, basement cinema and gymnasium.
About our clients
Rachel and David are a professional couple from London. They are very smart people. They know what they are doing. This was their first message to us:
“I liked your website, the useful information and your approach to working with clients. We have refurbished many properties in Kent and London-in fact every house we have ever owned! However this will be the first time we have built a new house, and in a different country. Hence we need to choose our architect appropriately and understand all the costs of building, licences, professional fees, pools, landscaping etc etc. We fully appreciate that that every house is different but can you provide us with a breakdown of costs-these can be in arrange if appropriate. The house will be a modern design four / five bedroom house.”
Whilst being very smart people, astute in business and with clear objectives, Rachel and David had no direct experience of building anything abroad. Eco Vida Homes was able to offer them that wrap around support.
They were quite meticulous in their due diligence on us and asked to see examples of work we had done for other clients and they wanted to fully understand exactly what happens and when.
Rachel and David's* Story
Rachel and David found us on the internet and came to us with an idea and a budget. Together we looked at many plots and, after having looked into several plots that proved to be unsuitable, they finally secured this one.
The objectives were to create a holiday home, generate rental income, and make a developer’s profit i.e. the value of the asset was to exceed the money spent on it. We spent many hours going over a development appraisal with them evaluating the risks. When they were comfortable with the numbers, and we thought they were realistic, Rachel and David bought the plot and we moved into the design phase. They funded the project with the sale of a flat in London.
Shortly after starting the excavations in January 2020 we uncovered a huge amount of water flowing across the plot underground. This was only evident when we uncovered the ground. It could not have been foreseen.
We re-designed the foundations to incorporate a herring bone shaped drainage system that channeled the water away from the building. The water is accessible and now provides water all year round for their automatic irrigation system. We also strengthened the impermeable membrane around the basement as an extra precaution and the basement rooms are bone dry. This was an unexpected extra cost but we had something in the budget for unexpected costs right from the very first spreadsheet.
